1.  Lots shall be used for residential purposes only with one single family residence and one attached or detached garage of like kind material allowed per lot.

2.  All single family residences shall be no less than 1,000 sf on the first floor not including porches or garages with a continuous foundation.  All residential structures and garages shall have an exterior construction of brick veneer, vinyl siding, natural stone or wood.  Garages shall have the additional exterior option of metal as long as all components are not rusted nor become rusted and are consistently the same color.  Exterior metal colors shall be powder coated or spray painted direct from the manufacturer only.

3.  No inoperative vehicles will be allowed on any lot unless they are kept inside an enclosed garage with doors.

4.  No noxious, offensive, annoyance or nuisance activity shall be carried on upon any lot.

​

5.  No animals, livestock or poultry of any kind shall be raised, bred or kept on any lot. Dogs and cats may be kept provided that they are not confined in any manner outside and that they are not kept, bred or maintained for commercial purposes.

6.  No lot shall be used as a dumping ground for rubbish and garbage.  Trash, garbage and other was shall be kept in sanitary containers.

 

7.  All plumbing and sanitary sewer systems must meet the Breckinridge County Health Department regulations.  No outside toilets are permitted.

 

8.  All residential improvements must be completed within 180 days of starting construction.

 

9.  No hunting or trapping is allowed.

 

10.  No lots may be subdivided.
